A build with sustainability and liveability at its heart. The client was focused on getting a super efficient home and a lot of the effort on this build is not even seen - double membrane system, inner membrane glued to slab and both fully taped, insulated slab, insulation to roof space and walls.
We achieved a blower door test rating of 1.4 air exchanges per hour which is only slightly above the 0.6 rating of a passive house, to put this in context the average air exchange rate for houses built in the last 10 years is 15.4 and the expected norm for a modern reasonably sealed house is 10 - 12. If the client had required it we could have made passive standard with a little more work.
The build was rounded off with Unilux triple glazed windows, a Zehnder heat exchanger and rooftop solar. This building managed to exceed the clients expectations, delivered on time and on budget. The clients were thrilled with their new home and even happier with their first winter electricity bill - of just $7.
It seems all that stuff you can't see makes a huge difference.
